Getting a Mortgage on a Skilled Worker Visa
If you’ve come to the U.K. on a Tier 2 visa (now known as Skilled Worker visas), you might be considering whether you can buy your own home. There’s nothing stopping you buying property in the U.K., but you may find that it’s more difficult to find a lender willing to provide you with a mortgage.
The reason that you may find it harder to get a mortgage is that lenders may see you as a higher risk. When a bank or building society provides someone with a mortgage, they want to be as sure as they can that the mortgage loan will be repaid. Some lenders may be more cautious if you are living and working on a Skilled Worker visa as your residency is temporary. Your visa could run out and not be renewed, or you could lose your sponsorship. In addition it may be trickier to obtain a full credit history for you. Credit histories can help lenders understand whether you have had any financial difficulties in the past. Without a full credit history finding a mortgage may be more of a challenge.
Improving Your Chances of Getting a Tier 2 Visa Mortgage
Despite the obstacles you may face there are steps you can take to improve your chances of finding a good deal. First and foremost, using a specialist mortgage broker for people on Skilled Worker visas, such as The Needham Mortgage Centre, ensures you always get the best, most up-to-date advice. We know what lenders are looking for and what can help you turn a “no” into a “yes”.
Some of the factors that lenders take into account include:
Length of residency. How long you have been living in the U.K. will have an impact on your success, with lenders preferring applicants who have been resident for at least 1–3 years.
Time remaining on your visa. Depending on the lender you will be required to have at least 12 months, and preferably 2 years, left on your visa.
Amount of deposit. Applicants with a larger amount to put down as a deposit will always have more options than applicants with a smaller deposit. For Skilled Worker visa applicants you may be required to have a minimum deposit of 20% of the property’s value.
Income. Income requirements for Tier 2 visa holders tend to be higher than for standard applicants.
You may will also need to provide proof of your residency status and sponsorship, as well as potentially giving additional information about your income sources, where your deposit came from, address history and employment.

Different Criteria for Different Lenders
There’s a lot to consider when applying for a Tier 2 visa mortgage. An added complication is that not all lenders will consider your application, and those that do may have slightly different criteria from each other, and that criteria can change over time. Needham Mortgage Centre has longstanding relationships with lenders from big names to niche providers. These relationships mean that we know what each lender looks for. Which will consider you if you have a slightly smaller deposit of instance, or if you have been resident for a shorter time.
Our inside knowledge helps you approach the most sympathetic lender, and improves your chances of finding a deal.
